<p>Running your own business used to be more straight forward. Do what you do well and make sure people know about it, in our case a successful, <a href="http://www.thelettingcentre.com/about-us/">independent letting agency</a>. OK, that may be a little simplistic, but promoting your business using traditional marketing tools was straight-forward.</p>
<p>Then came along the beast that is SOCIAL MEDIA&#8230;..Now, not a day goes without a new addition to the digital marketing box of tricks and it sometimes feels like we&#8217;re drowning in a sea of to-do lists involving <a href="https://twitter.com/">Twitter</a>, <a href="http://www.linkedin.com/profile/view?authType=name&amp;locale=en_US&amp;id=86373339&amp;authToken=4S5s">LinkedIn</a>, <a href="http://www.facebook.com/">Facebook</a> etc. We&#8217;ve taken part in training sessions with <a href="http://www.concisetraining.net/">Concise Training </a>and <a href="http://buzzwordpr.co.uk/">Buzzword PR</a> (we&#8217;d recommend both), used our marketing consultant to assist with strategy and devoted time and effort to &#8220;making it work&#8221; for us. And it is, albeit a slow burn. But with something new to learn each day we worried we may never keep up.</p>

			<content:encoded><![CDATA[<p style="text-align: left;">Recent industry reports suggest demand in the rental sector may have peaked, but we&#8217;re currently unable to satisfy around 50% of applicants, due to a dearth of properties on our books. Compare this to three years ago when we were able to match 80% of applicants to suitable properties.</p>
<p>So why the change? The reasons are varied, but include:</p>
<ul>
<li>A decrease in the availability of buy-to-let mortgages</li>
<li>Landlords selling rental properties to release cash</li>
<li><a href="http://http://www.hmoinfo.co.uk/">HMO</a> regulations complicating the rental process</li>
</ul>
<p>That said, there is still money to be made from <a href="http://www.thelettingcentre.com/landlords/">renting out </a>property and now is probably a really good time to do so. Rental prices in some areas of the UK are slowing, but prices across Oxfordshire remain stable and with such a transient population demand will always be good.</p>

<p>At a time when property sale prices are lower than five years ago, renting out your second property &#8211; rather than selling &#8211; could be the better decision. You&#8217;ll enjoy a good rental income, your asset is protected and you can choose to sell when the sales market recovers.</p>

			<content:encoded><![CDATA[<p>Until recently, we really couldn’t see the benefits of engaging online. We thought that our website, together with word-of-mouth was enough. I wouldn’t say we were completely wrong, let’s just say that in a relatively short space of time we’ve seen enough benefit to make it worth our while and we’re aware that we’ve barely scratched the surface.</p>
<p>We started with a fresh new <strong><a href="http://www.thelettingcentre.com">website</a></strong> to help drive business, rather than our original static site. This attracted new clients almost immediately which made us think that perhaps we were missing a trick in the social media arena. We took the plunge just a few weeks ago and like the website, our efforts have already paid off with two really good editorial opportunities as a direct result from ‘tweeting’ and some tangible profile raising. Still at the novice stage we recognise we have a lot to learn, but most importantly we now understand that online marketing (with an emphasis on social media) can be incredibly powerful.</p>
<p>Think about it, can you really afford <em>not </em>to engage in some level of social media activity?</p>
<p>The Letting Centre is hosting a FREE social media workshop on Wednesday 7<sup>th</sup> December 2011, 8.45am – 11.45noon at <strong><a href="http://www.eastpointoxford.co.uk/sandford.htm">East Point</a></strong>, Clarendon Business Centre, Littlemore, Oxford aimed at IFAs and Mortgage Advisors and we’d be delighted to see you there. To ensure that all our guests gain the maximum benefit from taking part we are offering just 10 places, on a first-come, first-served basis.</p>
